<p>As you can tell from the chart below, 2011 was not kind to <strong>New Hampton</strong> home sellers:</p>
<ul>
<li>the average sales price decreased 16% from 2010 to 2011.</li>
<li>the average price per square foot (PPSF) for single-family homes sold in 2010 was $106 and in 2011 was $98.</li>
<li>the average square footage for sold homes in 2010 was 2,563 versus 2,333 in 2011.</li>
</ul>
<p>Unfortunately, 2011 was a harsh year for New Hampton home sellers.  That said, while the average sales price and PPSF took a big hit in 2011, these #s are not quite as drastic as they appear as the <strong><em>average square footage</em></strong> sold in 2011 was down over 200 square feet from the previous year &#8212; as smaller homes tend to sell for a lower price in general, but all things being equal, smaller homes typically sell at a higher PPSF than larger homes (due to the construction cost principle among other reasons).</p>

<p><strong>New Hampton</strong> is accessible via Broadview Road as well as Boston Road, is west of Interstate 77 and is easily accessible from the Route 82 and Miller Road exits off I-77. <strong></strong></p>
<p>The homes in the <strong> New Hampton</strong> neighborhood were built between 2001-2007, range in size from around 1,500 &#8211; 1,6500 square feet for the townhomes and from 1,700 to 3,600 square feet for the single-family homes.</p>

			<content:encoded><![CDATA[<p>I turned 50 this year (yikes! &#8212; luckily, I didn&#8217;t get any of those b-day cards with cheesy sayings such as: <em>lordy, lordy, he&#8217;s way past 40!</em>, but I did get some that made me smile and/or raise an eyebrow with a glint of how far I&#8217;ve come).</p>
<p><img class="alignleft size-full wp-image-2006" style="margin: 10px;" title="Towpath Half-Marathon Race Path Map" src="http://clevelandhomessearch.com/wp-content/uploads/2011/10/map.jpg" alt="Towpath Half-Marathon Race Path Map" width="437" height="338" />So, I was playing basketball with my son on Sunday, July 10th when I took off my shirt after a long session of basketball on a very hot summer day and after his eyes got real big and he pointed his finger at my mid section and said:</p>
<p><strong><em>you are far from ripped and you need to do something about that</em></strong></p>
<p>My pre-teenage son (who is beyond ripped and is quite proud of it) is a trip, and like most kids, he is brutally honest (although he&#8217;s quite lacking in the tact department), but you definitely know where he is coming from &#8212; as the old saying: <em><strong>he has no inhibitors between his beta waves and tongue</strong></em> is so typical of boys his age.  It was his idea as my new &#8220;personal trainer&#8221; to start running while he rode his bike alongside me.  He also said I was only allowed to eat &#8220;6 things per day&#8221; and boy did he kept count.  He he came up with six things is a mystery, but it turns out, it wasn&#8217;t that far off, so he saved me a trip to the library.  He also cajoled me in his own innocent way by saying: <strong><em>Baby, get that fork out of the potato salad</em></strong> &#8212; loosely translated.</p>
<p>So&#8230;as I reflected that evening on July 10th, it dawned on me that I ran a half-marathon 30 years ago in South Carolina and back then, I had way more gusto than common sense or running knowledge.  I ran in cotton socks, heavy sweat pants, a cotton t-shirt and a heavy cotton sweatshirt.  It rained over night, was cold at the start of that run, so I thought while I was about the only one dressed for 40s temperatures, I soon realized why I should have only had on a t-shirt and shorts.  That was a loooong 13.1 miles, I ended up with multiple blisters and was a wreck by the end of the race, but I was 20, and it didn&#8217;t much matter.  I raised over $700 for a homeless shelter (the main purpose of my run), so I was happy. No internet back then, and no knowledge of long-distance running.</p>
<p>I ride my bike regularly on the <a title="Ohio &amp; Erie Canal Towpath Trail" href="http://www.nps.gov/cuva/ohio-and-erie-canal-towpath-trail.htm" target="_blank">Ohio &amp; Erie Canal Towpath Trail</a> as well hike on it and the nearby Buckeye Trail, and it&#8217;s one of Greater Cleveland&#8217;s hidden treasures, as it&#8217;s a 10&#8242; wide, crushed limestone path that meanders next to the Cuyahoga River, through little villages, remnants of old locks, and is so incredibly scenic, it&#8217;s quite a treat.</p>

<p>So&#8230;I decided, what the heck, <strong>I&#8217;m going to enter the half-marathon race in the October 9th Towpath Marathon</strong>, Half-Marathon and 10K.  I saw an 83 year old grandma on CNN who has completed 50+ marathons, surely, I can do a half.  However, this time, with the Internet now available for research as well as my local bookstore after not finding much at my local library, I didn&#8217;t want to repeat any past mistakes, and being 30 years older, and getting a late start as-is, I figured knowledge would be the great equalizer.</p>
<p>I bought two great books on long-distance running and started absorbing all I could to try and create a training plan that would take me from zero to 13.1 miles in 13 weeks.</p>
<p>I had some concerns which I wanted to minimize, if possible: I ran off and on while in my 30s, short distances of 3-5 miles, and ended up having a major tear of my plantar fasciitis &#8212; no fun for those in the know.  I also broke my ankle 3 years ago and have some residual issues with that, an MTPJ issue with my big toe, and mild issues with one knee due to 6 years of exuberant Tae Kwon Do kicks.  Being 30 pounds overweight concerned me that I&#8217;ll be dragging all that extra weight along on my knee, foot and ankle as well, but I&#8217;ve always been one to take on any challenge and make it happen.</p>
<p>After reading that 26 weeks is the minimum time to train for a half-marathon, as the body (joints, ligaments, bones, muscles) needs time to adjust to the rigorous demands placed on it, I thought, half that time (13 weeks) which I have before the race ought to be enough so in I went.  I found out half-way through the training why 26 weeks is needed when I completely exhausted the adductor muscles on a long 9-mile run and how incredibly painful that is, to the point where you can&#8217;t really walk for about 2 days without great pain.  I took a week off, dove back in and kept going.</p>
<p>I followed all the advice in these books and a few friends who have run half-marathons, marathons and even 50-milers, and this additional insight helped tremendously.</p>
<p>I bought cushioned shoes to absorb more of the shock, wore runner&#8217;s socks (non-cotton) to avoid blisters, learned tons of tips, tricks on how to avoid rashes, expand then recover weeks (which I didn&#8217;t have the luxury of doing due to the condensed timeframe), sports gels to eat during long runs, the importance of protein recovery, warming up then stretching (not the other way around) and a kazillion other things.</p>
<p>So, today was the race.  Why they start races at 8am I&#8217;ll never know except to avoid mid-day heat, but heck, it&#8217;s October.  You have to be in the parking lot by 7am before they shut down the roads, and you have to eat a few hours before the race, and not being a morning person, there is nothing worse than shoving oatmeal and a banana down your throat at 5am when you are beyond tired and simultaneous buzzed without a good night sleep cause you are hyped for the race. Standing with 600 other runners at 7:15am in 45 degree weather with a t-shirt and shorts on isn&#8217;t my idea of a good time, but I was excited, felt good, and said: if i can finish, I&#8217;ll be happy, as I wasn&#8217;t sure if my muscles would exhaust before mile 13, but there is only one way to find out.</p>

<p>I decided to start at the end of the pack as the 49/51 principle says to start slower for the 1st half of the race, then finish strong in the last half, so starting at the end, it took me 8 minutes to get to the starting line but I wasn&#8217;t in the thick of being swarmed by a mob of runners, so I took off slow (11-11:30 mile pace) and felt good.</p>
<p>I had my Garmin GPS runner&#8217;s watch on so I knew my pace, distance, etc., which was helpful.</p>
<p>By mile 9, I felt like I would make it, and felt good, so I decided to turn up the juice and pick things up, I wasn&#8217;t breathing hard at all, my muscles felt fine, so I upped the pace from 11+ minutes to a 9-10 minute pace and the last four miles, not one runner passed me and I passed probably a good 50-75 runners as I saw many runners in agony, some injured standing on the side,  breathing hard, correct form/posture gone by the wayside, and just flat out fatigue.  I maintained my correct form and mechanics, which helps tremendously as you get more tired as the race wears on, and I was able to finish both strong and healthy, much to my pleasant surprise.</p>
<p>How I will feel tomorrow morning is another story, but I am so happy I was able to finish this race, even if the necessary preparation time wasn&#8217;t there.</p>
<p>I don&#8217;t know what lies next, if I&#8217;ll keep running, but if so, I hope this time next year I can run a full marathon.  I was fortunate enough when I was running on the return leg back on this beautiful, crushed limestone path, I saw an official race bicyclist shouting out: <em><strong>Lead marathon runner behind, please cheer him on</strong></em>.  I watched in amazement as I saw this guy from a distance slowly close the distance between us and watched his incredible form, and running at what would probably be close to a sprint for me, and it was so amazing to actually watch a top racer up close and personal, even if it were for only 15 seconds.</p>
<p><strong>The downside:</strong> I started this endeavor with a simple concept: If I eat the same as I did before I started running, and I generally eat pretty healthy unless there is ice cream in the home (no power to resist), I thought, if I run 15-20 miles a week on average for 13 weeks and eat the same, my metabolism has to increase and I should be able to lose 10 pounds, seemed to make sense to me.  I didn&#8217;t lose one pound, so I think I ate more as I felt more hungry after running, so I still need to figure out how to eat less and exercise more and lose some weight.</p>
<p>Hats off to the organizers and numerous volunteers who make this event simply amazing.  My only suggestion if any of the race organizers read this would be to add more port-a-potties as waiting up to 5 minutes twice during the race is a bit of a bummer, but such is life.  Having 1,500 &#8211; 2,000 runners with only 2-3 portables at the few aid stations creates a traffic jam.  If you are a runner who likes crowds of bystanders everywhere cheering you on, the nature of the Towpath Trail doesn&#8217;t allow for many areas for this, so it&#8217;s mostly a solitary race when it comes to external encouragement, but the pluses are it gives you a great chance to take in the amazing and vibrant fall colors, watch the river bend, view the old locks from the 1800s and run on crushed limestone, which is easier on the joints than concrete.</p>
<p>Anyway, if anyone is thinking of starting a running program, I can recommend two great books and some things I learned along the way if anyone decides to jump on the long-distance bandwagon &#8212; it&#8217;s truly never too late to start.</p>
<p>The Garmin runner&#8217;s watch is very cool as you can upload each run to their website and see a variety of data.</p>

<p>The City of Shaker Heights as a whole has seen single-family property values decline 6% from 2007 through August 2011.  This 6% decline is actually very good as many communities have seen their average home values decline much more.  One could argue that the sale of bank-owned homes somewhat, and in my opinion, artificially created a larger % decline than actually exists when I look at the individual sales.  These statistical outliers, while included in the below chart so a complete snapshot could be taken, could also be excluded and this would have either lessened the decline in values or even perhaps put the % change from 2007-11 into positive territory.  In short, Shaker Heights has done remarkably well.</p>
<p>The decline indicated by the red line in the number of homes sold is not a cause of concern, it simply reflects the year-to-date number of homes sold in 2011.  As homes continue to sell, this number will even out and rise in the chart.</p>
